Duct Cleaning FAQ
The complete duct cleaning FAQ with frequently asked questions and answers on duct cleaning and duct maintenance for high-rise and low-rise resorts, hotels, apartment buildings and unit complexes from the team at SafeAir.
The exhaust ventilation system is connected by ducts throughout the building to a central riser system.
Exhaust roof fans create a vacuum which pull room air, odour, humidity and moisture content from toilet, bathroom, ensuite and laundry areas in to the ventilation system and out through associated roof ductwork to atmosphere. This process is called an air-change.
In most instances air vents (air grilles) in toilet, bathroom, en suite and laundry areas should include a volume control damper at the rear of the air grille as standard. This control damper mechanism allows airflow to be adjusted throughout the apartment and throughout the entire exhaust ventilation system for an even distribution of exhaust suction across all floor levels.
Cleaning the exhaust ventilation system will ensure airflows meet the recommended number of air-changes per hour in toilet, bathroom, ensuite and laundry areas and provide the benefit of fresh and clean air to tenants and guests.
Duct cleaning provides your tenants and guests the benefit of fresh and clean air year-round and removes potential risks from the exhaust ventilation system.
Grime and build-up across the face of air vents and air grilles, damper blades and damper control mechanisms, as well as build-up of lint, fibrous materials and matter content in the duct system can reduce or block the exhaust ventilation system from removing poor-quality indoor air, and odour from personal areas in your apartment or unit such as bathrooms and toilet facilities.

Most likely no. The exhaust ventilation system is a separate system and in most instances not associated with or included within the scope of work for an AC or air conditioning contractor.
Duct cleaning, exhaust ventilation system duct cleaning and air conditioning ductwork cleaning are all specialist services that need to be carried out by a reputable duct cleaning contractor that has the proper experience and the necessary tools and equipment to perform correct maintenance and balancing of the exhaust ventilation system or duct system.

- repair or replace damaged or broken system components;
- incorporate maintenance on the duct system in to their future planned/preventative maintenance program(s).
Maintenance of the exhaust ventilation duct system, or extract system, is part of ‘Utility Infrastructure’ under Common Property. For more information please contact The Office of the Commissioner for Body Corporate & Community Management (BCCM) on 13QGOV (137468).

- removing build-up from the exhaust ventilation system
- re-cleaning roof exhaust fans
- re-cleaning associated roof ductwork
- to carrying out any minor repair work if needed
- to ensure systems are safe, providing adequate exhaust suction and sufficient ventilation to toilet, bathroom and en suite areas in apartments and;
- ensuring that the buildings roof exhaust fans are in good working order and fully operational.

No. Utilising in-house staff to simply wipe the face of the vent or grille does not remove potential blockages or contamination from within the exhaust ventilation system or exhaust duct system.
Even though the front of your air grilles and vents may appear clean – lint, fibrous material content and matter build-up (fire risk) can remain lodged within the ducts continuing to block or impact airflow within the exhaust ventilation duct system, which in turn continues to impact overall system efficiency, resulting in poor indoor air quality.
When choosing to deep clean your exhaust ventilation system or AC ductwork system, engage a professional duct cleaning contractor with experience in deep cleaning a variety of exhaust ventilation systems and ductwork systems for resorts, hotels and apartment buildings throughout Queensland.

During the cleaning process all air vents, air grilles and air registers are removed carefully from the ceiling or wall areas, cleaned, sanitised and refitted. Control dampers are removed, cleaned and adjusted as necessary to ensure the system is balanced and operating as designed.
SafeAir technicians, air conditioning and HVAC specialists and HVAC parts manufacturers only use industry standard air registers and dampers that allow a maximum free air across the face of the egg crate grill, or face of the air register.
SafeAir’s tailor-made range of air vents, grilles and air registers offer an in-house custom design and are manufactured in Australia by one of Australia’s industry leading HVAC parts manufacturers.

It is important to check roof fans are clean and operational at regular intervals in order to avoid fan burnout and loss of suction throughout the exhaust ventilation system as a result of blockage. SafeAir technicians take additional care in the removal of build-up from your resort, hotel or apartment buildings roof exhaust fans.
Cleaning roof exhaust fans in conjunction with cleaning your ventilation duct system can increase fan lifespan and provide greater energy efficiency.
Roof exhaust fans are expensive to replace and can be very difficult to install in high rise resort apartments and hotels due to sometimes limited or restricted access to the roof ductwork system and size and weight of replacement roof exhaust fans.
SafeAir technicians also check and inspect roof exhaust ventilation ductwork (if applicable) and will carry out any duct cleaning required as well as report on any duct repairs including patching that may be required.
